Dubai Hills Estate is a master-planned community by Emaar between Al Khail Road and Umm Suqeim Street, roughly 15 minutes' drive from Downtown Dubai and Dubai Marina. It is part of Mohammed Bin Rashid City and is built around an 18-hole championship golf course and a network of parks, cycling tracks and green spines.

Amenities

Dubai Hills Mall sits at the centre of the community, with King's College Hospital Dubai Hills next to it. Market and price trend

Dubai Hills has been one of the strongest-performing communities in Dubai for capital growth since 2021, with villas outpacing apartments as demand from families has risen faster than new supply. Apartments typically achieve lower gross rental yields than mid-market areas such as JVC, but resale liquidity is high because the community is established and well known to buyers.
