Living and investing in Dubai South

Dubai South is the planned city around Al Maktoum International Airport (DWC), in the south-west of Dubai between Sheikh Mohammed Bin Zayed Road, Emirates Road and the Expo Road. It takes in Emaar South, the residential district, the logistics district and Expo City Dubai, the former Expo 2020 site that is now being developed as a new neighbourhood with its own Expo Living homes.

Al Maktoum International Airport

In April 2024 Dubai approved designs for a new AED 128 billion passenger terminal at DWC and started construction. The government says the airport will ultimately handle up to 260 million passengers a year, that operations at Dubai International will move to it over the coming years, and that the city being built around it will create housing demand for a million people. That long-term demand is the main reason investors are looking at Dubai South now, while prices remain below more established communities.

Transport links

The Route 2020 branch of the Metro Red Line already serves Expo City Dubai. Etihad Rail's Dubai passenger station, Al Yalayis, opened in late September 2026 next to the Jumeirah Golf Estates Metro station, roughly half an hour from DWC, linking southern Dubai with Abu Dhabi and the northern emirates. Jebel Ali Port and Jebel Ali Free Zone are a short drive away.

Emaar South is built around a championship golf course, and Emaar's current launches there (Golf Hills, Golf Fields, Golf Vale, Golf Trails, Vista Ridge and the Greenspoint 2 townhouses) give golf or park views from about AED 1.06 million. Terra Woods brings Emaar apartments and townhouses to Expo Living, and Enre Residence by Imtiaz starts at AED 673,000 for a studio.
