Downtown Jebel Ali is a mixed-use district in south-west Dubai, set between Sheikh Zayed Road and Expo Road on the Metro Red Line corridor. It sits between Jebel Ali Free Zone (JAFZA) and Dubai South, with Ibn Battuta Mall, Discovery Gardens and The Gardens a few minutes away and Dubai Marina around 15 minutes' drive.

What drives demand

Jebel Ali Port and JAFZA are home to thousands of companies and a very large workforce, and many of those employees want to live close to work. Downtown Jebel Ali gives them new apartments with Metro access, which is why studios and one-bedroom units here tend to let to professionals working in logistics, trade and manufacturing. The area also benefits from growth around Expo City Dubai and the new terminal at Al Maktoum International Airport.

Transport

The Red Line runs along Sheikh Zayed Road past the district, with direct trains to Dubai Marina, Business Bay, Downtown and DXB. Expo Road leads to Expo City and Dubai South, and Etihad Rail's Dubai passenger station at Al Yalayis, next to the Jumeirah Golf Estates Metro station, connects the area with Abu Dhabi.
